When do accusations become harassement?

Repeated Complaints

Peggy Edwards and Chris Renshaw (HOA President) have launched over 8 separate communications of accusations and complaints about Mike Castro to State and regulatory agencies over a 3-month period. 


Between December 2021 and February 2022, Peggy Edwards sent a slew of continuous rants and accusations of mismanagement, overstepping board authority, through email and certified letters to board member home addresses with accusatory and threatening language including legal action against personal board members.


Chris Renshaw has consistently demanded the resignation of Greg Smith in every board meeting based on the campaign by Peggy Edwards and the Geider's in order to force appointment of a new board member. 


What is the purpose of this harassment?

  • Settle personal vendettas? 
  • To simply replace New Gauge Property Management as a Property Manager? 
  • To discredit Mike Castro to try and overturn the Geider Trial Decision?
  • To harass current board members into resigning in order to appoint or vote in more sympathetic supporters?

Example Complaints


The Property Manager colluded to sway outcome of a legal board recall campaign by sending an email to all residents indicating that the recall letter and "FawnridgeRep" were not associated with the Association or sanctioned by the Board of Directors.      

  • HOA Attorney not only stated that Association was within its rights to disassociate itself from the communication but indicated possible trademark infringement for using FawnRidgeRep as a reply address


Mike Castro charged Association $1000.00 for his violation of James Geider at the Trial and service no purpose at the trial.    

  • All work on trial is considered additional billable work based on contract with New Gauge properties and Mike Castro was appointed by court as document custodian and chief witness as outlined in Litigation Timeline.


The 2022 Board of Director elections were improperly run and proxy ballots illegally cast with Mr. Castro accused of attempting to influence the casting of proxy votes by the Secretary.   

  • Association Lawyer and Open Records request could find no irregularities and Director Acevedo acknowledged she wasn't influenced by anyone


Property Manager attempted to nefariously hide accrued legal fees regarding defendant James Geider.    

  • All legal fees were reported to the board in monthly reports against each property


Mike Castro was representing the Association and testifying for the Association when his LCAM  (Licensed Community Association Manager) had lapsed.    

  • At no point was the association in any jeopardy due to inconsequential administrative issues   and at no time was the Association represented by non-LCAM licensed individuals.  




Public accusations of wrong doing

The emotion in this video is not someone who is concerned about the community but has a personal vendetta and agenda.
