Charles Glausier the Association Attorney presided over and ran the Board Meeting for the 5th consecutive meeting adding to existing Association legal expenses. Chris Renshaw and Denise Acevedo were in attendance and Greg Smith was absent.
Of note, the board was warned by Mr Glausier that they had not received all emails from New Guage Properies and the Association could be at risk if someone were to make a records request. Denise Acevedo and Chris Renshaw voted to launch a lawsuit against New Guage properties due to force release of email correspondence.
Mr. Glaussier raised the issue of expanding the board to 5 members with wording to request changes to the Association bylaws to allow increase to 5 members and recommended the board pass the amendment. Denise Acevedo made the motion to increase board membership and Chris Renshaw seconded the motion. Mr. Glaussier also made the stipulation that current Deed Restrictions do not allow the exclusion of non-residents from applying for a board position.
The board had no answers or movement on the front sign issue.

New Hillsborough County Sheriff community outreach representative Tobias Smith was introduced.
Introduction of the new HOA Attorny, Mr. Glausier. It should be noted that there was never a formal vote by the Board of Directors to change attorneys and while the services of Mr Glaussier's firm will reduce the overall legal bills for outstanding debt collection, there was a definite failure to follow required process to appoint the new attorney.
Important Decisions
Extension of Board Members from 3 to 5 Members. A motion was made by Greg Smith to pursue an amendment to the Bylaws to increase the number of board members from 3 to 5 members. The ability to bring forward the motion was contested by Chris Renshaw but approved by Denise Acevedo. The motion was immediated rejected by Chris Renshaw but Wise Property Managerment had to correct Mr Renshaw on proper procedure. Subsequently, the motion was restated but was not supported by either Denise Acevedo or Chris Renshaw so it was not passed.
Revisit Wall Study. It was indicated by Management company and Mr. Glausier that they would be revisiting the wall management and wall management studies. These were completed and voted on by the past board to identify all community walls and decide which walls the community would choose to maintain since all walls are technically located on privately owned property. Considerable effort was expended to obtain homeowner permission and agreements for joint wall maintenance and reevaluating could create additional management and legal fees.
This is an important issue for all residents since there are many private walls in individuals back yards that if deemed manageable by the community could drastically increase the wall maintenance costs. It should also be noted that both Denise Acevedo and Chris Renshaw have private community walls located on their properties.
Return to Quarterly Meetings. Denise Acevede and Chris Renshaw have apparently made the decision to return to quarterly board meetings (Every three months). The justification is that with the Citrus Park extension completed there are fewer decisons required. Is the real goal here to remove the board from the spotlight and help disolve community dissent by making the board less visible? No formal board decision or vote was registered for moving back to quarterly meetings.
